Water usually enters through damaged flashing, cracked mortar joints, or blocked weep holes - not just through the brick itself. We find and fix the real source, then protect against future water absorption.

Proper breathable sealers (siloxane/silane) soak into the pores and stay invisible when applied correctly. We avoid film-forming coatings that can trap moisture and cause spalling.

Late spring through early fall works best. We need warm, dry conditions (10-27°C) with no rain for 24 hours before and after application. This gives the sealer time to penetrate and cure properly.

Parging is a cement coating that can hide problems but doesn't stop water infiltration. Waterproofing uses penetrating sealers that actually reduce water absorption while letting trapped moisture escape.

Masonry waterproofing reduces rain absorption but won't fix major foundation leaks or drainage problems. We assess whether you need surface protection or more extensive foundation work.

Signs include water coming into the house during rain, white salt deposits (efflorescence), spalling brick faces, leaking chimneys, or ice damage. We can test water absorption to measure how much protection you need.
